Old Coal Workings Underneath
U.S. Geological Survey mapping shows abandoned coal mine workings roughly 50 to 150 feet below parts of Frederick, alongside Erie, Firestone, Lafayette and Louisville. Front Range mines used "room and pillar" extraction, which left voids behind when the pillars were robbed on the way out. Ground above those voids can move long after the mine closed.
Worth knowing before you buy: mine subsidence damage is generally excluded from standard homeowner insurance. The Colorado Geological Survey estimates about 7,500 homes statewide sit above old workings.
At time of inspection I document foundation and basement wall cracking with its location and pattern, doors and windows out of square, floors out of level across a run, and any separation of a chimney, fireplace or porch from the main structure. Where the pattern suggests more than ordinary settlement, I recommend a qualified structural engineer evaluate before your objection deadline passes.
Idle Wells in the Town Limits
In 2025 Frederick joined with neighbouring Dacono to petition the state to compel an operator to plug and abandon 45 idle oil and gas wells across the two towns. Whether a well sits on or near a specific parcel — and what its status is — is a records question worth answering during your inspection period.

Frederick has substantial recent development alongside its historic core, which means very different inspection priorities depending on the address. On a new build the questions are about workmanship, grading, flashing and mechanical installation quality. City inspectors confirm code compliance; that is the floor, not the ceiling.
