Erie Is Built Over Old Coal Workings — Here's What That Means
This is the most important local fact for anyone buying a home in Erie, and it is not something a general inspection checklist will surface.
U.S. Geological Survey mapping shows abandoned coal mine workings roughly 50 to 150 feet beneath parts of Erie, along with Lafayette, Louisville, Frederick and Firestone. Front Range mines from the 1860s onward used "room and pillar" extraction — tunnelling into a seam, then shaving the supporting pillars on the way out until the roof came down. Those voids are still there.
Why it matters at closing: the Colorado Geological Survey estimates roughly 7,500 Colorado homes sit above workings like these. Damage from mine subsidence is generally not covered by a standard homeowner policy, so it is worth knowing before you own it, not after.
What Subsidence Looks Like in a House
Per the Colorado Geological Survey, ground movement above old workings shows up as foundations and basement walls pulling away from the structure, brick and stone cracking, sagging or tilting, roofs sagging, drywall and window and door frames cracking, and fireplaces separating from the building. Buckled asphalt outside is another sign.
Ordinary settlement produces some of the same symptoms, which is exactly why the distinction is worth an inspector's attention rather than a homeowner's guess. I document what is present — location, direction, width, whether the pattern is consistent — and where the evidence points beyond routine settlement, I recommend a qualified structural engineer evaluate.

Erie also sits where new rooftops and active mineral development meet. Homeowners in the Colliers Hill area received notice of 28 wells across three sites being developed nearby. As with the mine workings, this is a records-and-disclosure question rather than an inspection finding — but it belongs on your list while your inspection objection deadline is still open.
