- Foundation movement consistent with saturated soils rather than ordinary settlement
- Mechanical equipment that sat in water — furnaces, water heaters and panels that were submerged can fail early even after drying
- Sump and drainage provisions, and whether grading actually moves water away from the structure
Where I find evidence of past water intrusion, it goes in the report with photographs and moisture readings so you can ask informed questions about what was repaired and by whom.
