Fort Collins: A Diverse Housing Market
Fort Collins has one of the most diverse housing stocks in Northern Colorado. From Victorian-era homes in Old Town to ultra-modern builds in new developments, we've inspected every type of Fort Collins property.
Why Diversity Matters for Inspections
An inspector who only knows new construction will miss issues in a 100-year-old Old Town home. And an inspector unfamiliar with modern building practices won't catch problems in new developments. We've built expertise across all eras:
- Pre-1950 historic: Unique electrical, plumbing, and foundation systems require specialized knowledge
- Mid-century (1950-1980): Common issues with aluminum wiring, polybutylene plumbing, and original systems
- 1990s-2000s: Typical production builder patterns and aging systems approaching end of life
- New construction: Quality control issues, code vs. quality distinction, warranty inspection needs

Old Town & Historic Fort Collins Homes
Fort Collins' historic neighborhoods contain some of the most beautifulâand most challengingâproperties to inspect. These homes require an inspector who understands historic construction methods and knows what's normal versus concerning.
What We Look For in Historic FoCo Homes
- Electrical systems: Many Old Town homes have been rewired over the years, sometimes partially. We evaluate the current state and identify any remaining knob-and-tube or other outdated wiring.
- Plumbing evolution: Historic homes often have layers of plumbing from different eras. We identify materials and assess condition.
- Foundation types: Older Fort Collins homes have various foundation typesâsome perform better than others in our soils.
- Structural modifications: 100+ years of ownership means modifications. We identify structural changes and evaluate their impact.
- Sewer lines: Original clay or Orangeburg sewer lines are common. These are often the most expensive issue in historic homes.
Historic Home Tip: If you're buying in Old Town or other historic Fort Collins neighborhoods, budget for a sewer scope inspection. We regularly find sewer issues that cost $10,000-$20,000 to repair. Better to know before you buy.
Radon in Fort Collins
Fort Collins sits at the base of the Rocky Mountain foothills, and that geology means elevated radon levels throughout the city. Testing is not optional hereâit's essential for every home purchase.
Fort Collins Radon Facts
- Over 50% of Fort Collins homes test above the EPA action level of 4.0 pCi/L
- Western Fort Collins (closer to foothills) tends to have higher levels
- Basement and slab-on-grade homes both need testing
- New construction offers no protectionânew homes can have high radon too
- Radon levels can vary dramatically between neighboring homes
Our Testing Approach
We use continuous electronic radon monitors that take readings every hour for 48 hours minimum. This provides much more accurate and reliable results than passive charcoal tests. The monitor also detects any interferenceâlike opened windowsâthat could skew results.
If elevated radon is found, mitigation systems are highly effective and typically cost $1,000-$1,500 to install. This is commonly negotiated as a seller repair or credit during the transaction.
New Construction in Fort Collins
Fort Collins continues to grow, with new developments along Harmony Road, in southeast FoCo, and infill projects throughout the city. If you're buying new construction, you still need an independent inspection.
Why Inspect New Homes?
City building inspectors verify code compliance, not quality. They don't have time to thoroughly evaluate every aspect of construction. We regularly find issues in brand-new Fort Collins homes:
- HVAC problems: Systems not properly commissioned or configured for altitude
- Grading and drainage: Water flowing toward the foundation instead of away
- Missing insulation: Gaps in attic or wall insulation
- Flashing issues: Improper installation around windows, doors, and roof penetrations
- Cosmetic defects: Indicators of rushed construction
Fort Collins New Construction Areas
We frequently inspect in these developing areas:
- Bucking Horse and nearby developments
- South Harmony corridor
- Southeast Fort Collins near I-25
- Waterfield and surrounding area
- Infill projects throughout established neighborhoods
11-Month Warranty Inspection: Already own a new Fort Collins home? Schedule a warranty inspection before your builder's 1-year warranty expires. We document defects so you get free repairs. Most builders are responsive when presented with a professional inspection report.

Fort Collins Recommendations by Home Age
Historic homes (pre-1950): Full inspection + sewer scope + radon. These homes almost always benefit from sewer evaluation.
Established homes (1950-2000): Full inspection + radon + consider sewer scope for pre-1980 homes.
New construction: Full inspection + radon. Even new homes need radon testingâthe geology doesn't care when the home was built.
